Planning application submitted for Saffron’s largest development in Harleston.

Saffron Housing Trust have submitted a planning application to South Norfolk Council for 461 news homes in Harleston, including an Independent Community Living scheme, which would allow them to build their largest land led development to date.

The site will see a variety of homes being built, including 354 general needs properties, comprising of 101 Social and Affordable Rented, 50 Shared Ownership and 203 Open Market Sale homes. There will be a mix of 1, 2, 3 and 4 bedroom houses available, all fitted with Air Source Heat Pumps (ASHP). The ASHPs will provide enough heat for the home and water and produces lower carbon emissions leading to lower fuel bills.

The development will also consist of a new Independent Community Living scheme, with 107 one and two-bedroom self-contained flats and bungalows, for people over 55. There will be a number of facilities on site enabling residents to keep their independence and remain active within the community.

Joe Bootman, Land & Planning Manager at Saffron, said: “We are committed to providing affordable housing to the local communities we operate in and this exciting new land led development will allow us build a significant amount of quality homes for our tenants, if approved.

“We hope also by building a new Independent Community Living scheme, we will help provide more options for people as they grow older and their needs change.”

Saffron’s development partner is experienced property developer Lovell Partnerships, who will build the affordable homes, as well as marketing and selling the open market properties. Sasha Bainbridge, Partnerships Manager at Lovell in East Anglia, said: “We are confident that these homes will be well received and snapped up when they go on sale. Buyers are increasingly looking for environmentally friendly features in new properties and we are building in energy saving features as standard, like heat pumps. We are thrilled to be working with Saffron on this project to build quality homes in the spectacular market town of Harleston close to the River Waveney.”

There will be a number of public green areas as well for the residents to enjoy including an equipped play area, community orchard and walking routes. It is anticipated construction with start in early 2023 with the final completion due in 2029.
