Transformative Blackwall Reach Development receives Planning Approval for Phase Three
The third phase of the landmark £500m regeneration project at Blackwall Reach has received detailed planning permission, giving the go ahead for 315 new homes including larger family homes located on the ground and first floor levels, with private entries as well as private gardens or patios. This will add to the 340 homes already delivered in Phase 1a and 1b and 268 homes currently under construction in Phase 2, as well as a new estate concierge, a café fronting the new public realm, plus a new gym.
Critically, Phase 3 will also transform the public realm in this long-term regeneration, building on the new Station Plaza delivered in Phase 1b, with an all new Millennium Green, including 2.85 acres of high-quality green space with children’s play spaces, more than 200 trees and beautiful planting, which will become a focal point and evoke a real sense of place through a visually and physically accessible “centre of gravity” for the local and wider community.
With its ground floor uses, including refreshments and community facilities, Phase 3 will the new cafes and shops already established in Phase 1b and enhance further this thriving and sustainable part of the City for both the existing and the new community.
The Blackwall Reach regeneration, which is being delivered by Swan Housing Association in partnership with the London Borough of Tower Hamlets and the Greater London Authority, is replacing 252 existing residential homes, car parks and warehouses with 1,575 new homes, 50% of which are affordable.
Phase 1 has already delivered a large new community hub – The Reach, new shops and cafes, a new Plaza for Blackwall Reach DLR station with public art, as well as a replacement mosque and contributing to the building of a replacement school.
This early provision of community infrastructure, coupled with the inclusive community engagement approach taken by the development partners, has ensured that Blackwall Reach is already a thriving new neighbourhood, stitching together existing and new residents into one sustainable community.
Transforming a previously neglected area, this is one of London’s most ambitious regeneration projects with a social purpose at its heart, which is why the Mayor of London previously launched his new Housing Strategy here.
